In 1989, Decatur Hotels opened its first hotel, the Historic French Market Inn. Located in the heart of the French Quarter, the main building dates to the 1820's. It had operated as a hotel, but had fallen into disrepair and was purchased while in bankruptcy. The 118 room hotel was given an extensive renovation and reopened. The project was an immediate success, with room rates soaring and occupancy rates topping 90%.
In 1991, Decatur opened the Lafayette Hotel, a Historical Landmark building on St. Charles Avenue. This 44 room hotel had also been in bankruptcy, but Decatur recognized its potential and did an extensive renovation before its opening. The Lafayette is located in the heart of the Arts and Business Districts, and overlooks Lafayette Square on the St. Charles Streetcar Line. It is a member of the prestigious Small Luxury Hotels of America.

In 1994, the Hotel Chateau Dupre was opened after being converted from apartment units. The 56 room Chateau Dupre's location on Decatur Street in the French Quarter made it a convenient place for visitors who wanted to explore some of the city's newest attractions, such as the Aquarium of the Americas, Jax Brewery and the Riverfront Streetcar.

Also in 1994, the 60 room Pelham Hotel was opened after being converted from an office/warehouse. To utilize its unique design, a number of features were incorporated into the décor, such as the iron corinthian support columns. Winner of an award for the best historic renovation, the Pelham is located on Magazine Street, adjacent to the French Quarter in the Central Business District.

In 1996, the 98 room Omni Royal Crescent was opened on Camp Street in the Central Business District. This historic structure had been used as an office building before its conversion into a hotel. 

In 1997, Decatur opened the Parc St. Charles after converting it from office space. The Parc St. Charles has 122 rooms and is located where the business corridor of Poydras Street meets the St. Charles Avenue Streetcar Line.
In 1998, Decatur Hotels opened its first hotel outside of the New Orleans area, the 181 room Alta Vista Hotel & Conference Center in Birmingham, Alabama. Decatur sold the hotel in 2006.
In 1999, Decatur opened the 86 room St. James Hotel. The St. James is a boutique hotel located on Magazine Street, a short walk to the French Quarter, Riverwalk, Convention Center, Superdome, Harrah's Casino and New Orleans' world famous antiques and specialty shops. The heart of the St. James is the last remnant of the famous Banks Arcade, which occupied the entire 300 block of Magazine in 1833. Like the Pelham, the St. James was recognized as best historic restoration.
In 2001, the 137 room Hotel LeCirque opened. LeCirque is part of Design Hotels, a coalition of over 90 unique properties spanning the globe from Europe to Asia. It is located in Lee Circle, on the St. Charles Avenue Streetcar Line and in the heart of the city's blossoming Warehouse/Arts District.
In May of 2002, Decatur debuted another historic renovation, the 192 room Alexa Hotel. The Alexa is located on Royal Street, known around the world for its fine antique stores and art galleries.
In May of 2002, Decatur opened its largest hotel, the 515 room Astor Crowne Plaza. A new construction, the Astor stands at the gateway to the French Quarter, where Bourbon Street meets Canal Street. The Astor and Alexis are adjoining properties that are a major part of the ongoing revitalization of Canal Street. In 2005 The Alexa and The Astor were combined making the Crowne Plaza a 707 room, full service, hotel. The Astor was sold in 2007.
In June of 2002, Decatur Hotels opened the 102 room Cotton Exchange Hotel, located on Carondelet Street in the Central Business District, just two blocks from the French Quarter. The Cotton Exchange's décor is inspired by the colorful palettes of French Impressionist painters like Edgar Degas, who painted his famous "The New Orleans Cotton Exchange" while visiting relatives in New Orleans. In 2006 the Cotton Exchange and Holiday Inn Express were merged into a 223 room hotel.
Also opened in June of 2002 is the 121 room Holiday Inn Express, which adjoins the Cotton Exchange on Carondelet Street. The new Holiday Inn Express French Quarter/Downtown Area is located just 1 block from Bourbon Street and the French Quarter and within easy walking distance to the Superdome, New Orleans Arena, and other local attractions. In 2006 the Cotton Exchange and Holiday Inn Express were merged into a 223 room hotel.
 In addition to the above properties, Decatur Hotels owned two bed and breakfasts in the French Quarter, the 30 room Creole House and the 20 room French Quarter Guest House.
